☀️ Verdemar II Community Update

Dear owners,

Keyholder Information

Unfortunately, an electrical issue occurred in August which resulted in damage to several appliances within affected properties. This incident highlighted an important issue: the Administration does not currently have keyholder details for all properties within the community.

For owners who are currently in the UK or elsewhere and require someone to check their property or appliances, the Administration is unable to access a property unless a designated local keyholder has been provided and is able to grant access.

When owners’ contact details were updated approximately two years ago, all owners were specifically asked to provide the Administration with details of a local keyholder. Unfortunately, we received very few responses, and many properties still do not have a keyholder recorded.

If an issue occurs inside a locked property, please understand that the Community Administration cannot force entry or accept responsibility for internal faults where no prior written authorisation or access arrangements have been provided.

What You Need to Do

To help us deal with any future emergencies or issues affecting your property, please email:

Please provide:

  • The name of your local keyholder or management company
  • Their contact telephone number
  • Confirmation that they are authorised to provide access to your property when required

Having this information on file will help avoid unnecessary delays should an emergency occur while you are away.

Property Repairs and Maintenance

A further reminder to all owners is that issues affecting an individual property should normally be reported directly to the appropriate service provider or your own insurance company.

For example:

  • Water or plumbing issues: Contact your insurance company or relevant water supplier where appropriate.
  • Electrical problems: Contact your insurance company or electricity supplier.
  • Repairs and building work: Owners should arrange their own builder or tradesperson of choice.

The Community does not have contracts with individual builders, plumbers or electricians for private property repairs.

The Community's contracted services are currently limited to areas such as:

  • Community lighting
  • Swimming pool maintenance
  • Gardening
  • Drain maintenance
  • Mosquito control
  • Pest control

Drain, mosquito and pest-control services are carried out according to an established schedule.

Stream Inspection

John is currently stopping the stream section by section to allow inspections to be carried out for any potential leaks.

This process will continue progressively so that each section can be checked properly, and any issues identified can be addressed.

Painting of Community Walls

We will be commencing further painting and maintenance of the community walls towards the end of this month.

The work will be carried out progressively, with the aim of continuing to improve the overall appearance and condition of the community.
