Guidelines for New Owners on VERDEMAR II

General

Welcome to Verdemar II. We are a friendly community and residents will help with advice or information if you have any questions.

We have a community website where you will find lots of information, minutes of past meetings etc. Email This email address is being protected from spambots. You need JavaScript enabled to view it. and he will set up a username and password for you.

You have joined a community of owners who are jointly responsible for the maintenance of common areas. These include gardens, ponds, stream, pools, pathways, fountain, community lighting and water.

We elect a president at the AGM who is delegated by the community to manage the above and also to represent the community in any legal matters and dealings with the town hall. We also elect a management committee, and an administrator, at the AGM who work with the president. Each property has 1 vote at the AGM. Owners are encouraged to attend and participate in decision making but can use a proxy if they cannot attend.

Please think carefully before giving your proxy vote as block voting creates undemocratic decisions. Our administrators, AMARMAT, will use your proxy according to your instructions without bias. AMARMAT has their office in the Rioja Centro Commercial and are opened until 6pm weekdays.

Replacement keys for water cupboards, electricity cupboards, post boxes and pools can be purchased from AMARMAT if you lose or damage one.

Owners are responsible for the maintenance of their own properties and gardens but we jointly contribute to a painting fund which allows the walls and properties to be painted on a regular cycle and keeps the urbanisation looking nice.

There are mail boxes on Calle Pablo Casals for which owners have keys. There are communal bins on Calle Manuel de Falla and Pablo Casals and also recycling bins. These are not for garden waste. Garden waste should be placed in the bins next to the Pit stop bar. Rubbish collections are made daily.

Local by laws prohibit excess noise after 11pm.

Finance

Our administrators collect our community charges, which are agreed at the AGM when we also agree a budget. The president and the administrators are responsible for managing community finances. These include regular, monthly payments for services as well as other expenses agreed by the president and the committee. Owners can arrange to pay their fees by direct debit, monthly, quarterly or biannually. Owners who fail to pay their fees on time are subject to a surcharge.

Regular, predictable income is essential for the smooth running of our community. Just like a domestic household, we have monthly bills to pay for water, electricity and services. The president, committee and administrators work hard to ensure good value for your community fees. All financial decisions are agreed in committee, all spending is evidenced by invoices. All contracts are put out to tender.

Services

We have community gardeners who look after the green areas, ponds, stream and fountains.

We have a pool service looking after the pool.

Renting properties

Owners who wish to rent their properties out should check the legal requirements on the community website. The tourist office has recently clamped down on unregistered rentals and large fines can be imposed. If you register your property for rental, it is your responsibility to display the Valencian Tourist sign and to make sure your renters are given a copy of the pool rules. You are also responsible for any damage or nuisance caused by your renters.

Key Holders

If you are not resident full time you are advised to appoint a key holder and give their details to the Administrators. This can save you unnecessary expense in the event of water leaks and other emergencies. Water should be turned OFF at the meter when you are not here.

Building Rules

As the urbanisation has passed the 10% saturation rule allowed by the town hall, no new extensions will get licenses. Small adaptations such as glass curtains or enclosing porches and painting for the correct colour (white only)You need to get permission from your neighbours either side or properties affected (in writing). This should be sent to the President in writing who will consult with the Committee and give the go ahead or not. Council licenses should be obtained before any work commences. Please refrain from doing any building work between the months of June, July and August.

Illegal building works can mean owners are subject to heavy fines and demolition orders from the town hall. They will also not be allowed on your escritura which will make it difficult to sell your property.

Problems

If you have any problems at your property please read the following before contacting administrators.

  1. My water meter cupboard there is a leak from the pipe going into/coming out of the meter, whose responsibility is it?

It is the property’s owner’s responsibility to arrange to get this repaired. You can call your home insurance or a plumber to repair it.

  1. I do not have electricity in my property

You should contact the emergency number that appears on your electricity bill. They will ask you about your contract number and the details of the contract holder.

  1. How can I get replacement bulbs or lampshades for my community light?

Contact the Administrators (This email address is being protected from spambots. You need JavaScript enabled to view it.) to let them know. They will inform the electric company so as to go and replace them. Do not replace bulbs with ordinary bulbs as they are covered by the community electricity contract.

  1. How do I get my palm tree shaved?

Once per year the community offers the service of pruning palm trees, which cost will be added to the owner’s community fees by July/August. Despite this, you can get it pruned yourself and inform the administrators not to be done.

  1. How do I get large/bulky items collected?

POOL RULES

Opening Times 9 am -10 pm.

  1. Please, shower before using pool.
  1. Children under 6 are only allowed in the paddling pool.
  1. All children under 12 must be accompanied by an adult.
  1. No one with a contagious disease allowed in the pools.
  1. No food, glass or smoking allowed in pool area.
  1. No ball games.
  1. No jumping or diving.
  1. No loud music or rowdy behaviour.
  1. No ball games, inflatables or large toys.

Towels left to reserve beds will be removed.
